Director, Real Estate Finance

Our client is looking for a Director, Real Estate Finance. This position is onsite located in Dallas, TX.

Salary: $160,000 - $180,000

Responsibilities

• Lead financial analysis and business case development for new locations, relocations, and remodels, including ROI modeling and capital planning
• Build and refine forecasting models to evaluate site performance, demand transfer, and potential impact on existing locations
• Develop market optimization strategies, identifying growth opportunities, whitespace, and market saturation to guide expansion decisions
• Partner with Real Estate, Finance, and Operations to assess site quality, trade areas, and overall portfolio performance
• Support strategic decisions on investments, lease structures, relocations, and portfolio optimization using data-driven insights
• Create executive-level presentations that clearly communicate financial outcomes, risks, and strategic recommendations
• Act as a senior advisor to leadership, influencing growth strategy and capital allocation decisions
• Lead and develop an analytics team while driving best practices in modeling, reporting, and data analysis
• Oversee data tools, external partnerships, and dashboards to improve forecasting accuracy and scalability of development processes

Required Qualifications

• Bachelor’s degree required; MBA or advanced degree preferred
• 10+ years of experience in financial analysis, FP&A, development analytics, or related fields
• Strong expertise in financial modeling, ROI/IRR analysis, and capital investment decision-making
• Experience with site strategy, real estate analytics, or asset management
• Advanced analytical skills, including forecasting, market analysis, and data-driven decision-making
• Proven ability to communicate insights and present to senior leadership or board-level audiences
• Experience leading teams and working cross-functionally with finance, operations, and real estate
• Proficiency in Excel and data/BI tools (e.g., SQL, Tableau, Power BI)
