Tuesday - Saturday, 9 am - 6 pm. Primary Responsibilities
Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, and preparing the lease and move‑in package. Inspect apartments prior to resident move‑in to ensure they are move‑in ready and schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions that may impact occupancy and sales results, and develop and implement short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities to drive traffic to the community, such as resident referral programs, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific programs. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls, and finalizing decisions to lease or renew. Execute and perform activities in support of the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems or convey requests to the appropriate individuals. All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary situations. Work a flexible schedule, including call during evenings, weekends, and holidays. Compensation
Hourly range: $16.00 – $19.00. Additional compensation may be available. Corporate positions may qualify for quarterly or annual bonus programs based on individual and company performance. Onsite property positions may qualify for weekly, monthly, or quarterly bonus programs. Benefits
