The Mortgage Loan Processor assumes primary responsibility for the mortgage loan and all documentation from the receipt of the file through closing. The Mortgage Loan Processor ensures that the borrower and all third party individuals associated with the loan, are well informed on the progress of the loan. If problems exist, the Mortgage Loan Processor must expedite a remedy to ensure that the loan closes on time and the borrowers experience exceeds expectations.

Major Duties and Essential Functions

Establish relationship with borrower(s) and serve as primary point of contact during the loan process. Provide constant communication with all parties.

Provide excellent service to borrower(s).

Understand file third party needs and where to order from if needed.

Follow up with third party vendors for documentation required to close loans timely.

Review and make determinations on all third party documents including but not limited to credit report, CAD, USPS, flood cert, AVM/appraisal, title, survey, tax transcripts.

Verify information received from borrower(s).

Review submission for completeness and accuracy prior to underwriter review.

Request payoff, verifications and releases as needed.

Learn and comprehend Encompass screens and fields.

Manage file through the milestones to meet closing date.

Notify all parties when issues are identified.

Document all communications within the file.

Maintain a pipeline management system to keep up with file follow up.

Respond to inquiries within four hours.

Establish Relationship with Sales and Operations staff.

Additional duties as assigned.

Specific knowledge, skills, and abilities required for this position To perform this job successfully, an individual must be able to perform each essential duty and responsibility with a high level of success. Encompass or similar LOS experience preferred.

General knowledge of income and asset calculations and documentation.

Strong analytical skills and decision making ability.

General understanding of mortgage banking concepts and regulations.

Excellent communication skills, verbal and written.

Ability to work independently as well as part of a team.

Proficient computer skills to input and retrieve data in loan operation systems as well as Microsoft office products.

Ability to produce documents and spreadsheets in Microsoft Office Products.

Strong time management and organizational skills.

Ability to provide superior level of service.

Bilingual (English/Spanish) highly desired.

Education and Experience

Accredited Bachelor’s degree or some college coursework in Business administration, Finance, Real Estate, or other related field is preferred.

Minimum of five years real estate lending experience. Excellent knowledge of Conventional (Fannie Mae, Freddie Mac), Government (FHA, VA), and Texas Home Equity lending or an equivalent combination of experience and training which provides the required knowledge, skills and abilities.

Physical Activities and Requirements of this Position

Average Visual Abilities - average, ordinary, visual acuity necessary to prepare or inspect documents or products, or operate machinery.

Sedentary Work - while performing the duties of this job, the employee will frequently talk or hear, sit, use hands to handle or feel, and reach with hands or arms. The employee will occasionally stand and walk, climb or balance, and stoop, kneel, crouch, or crawl. The employee will occasionally lift and move up to 10 pounds.

Mathematical Ability – The level of ability required to perform math skills and operations. Basic. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions & percentages.

Language Ability – The level of ability required to communicate and understand written and oral language. Typical. Ability to write moderate to complex documents. Ability to communicate in complex sentences, using normal word order with present and past tenses and strong vocabulary. Ability to read, analyze, and interpret common technical and legal documents. Ability to respond to common inquiries or complaints from borrowers.
