Position Summary Elmington Property Management is looking for a Leasing Consultant to support day‑to‑day operations and ensure resident satisfaction. The role focuses on meeting leasing and financial goals while delivering excellent customer service in affordable housing properties (Section 8 & LIHTC).
Knowledge, Skills and Abilities
Effectively manage the community's reputation via social media and marketing.
Serve as the primary communicator for prospects, residents, vendors, and the community market.
Knowledge of affordable housing programs, including Section 8 and LIHTC.
Understanding of compliance requirements and documentation standards.
Continuously learn and search for ways to improve traffic, leasing, and total income.
Work with passion and take pride in what you do.
Effective listening and offering helpful solutions.
Great energy, enjoy challenges, and set and reach new goals.
Collaborate with the Community Director to achieve property goals.
Essential Job Functions
Process leasing applications, including intake, screening, and qualification under Section 8 and LIHTC guidelines.
Ensure compliance with all affordable housing program requirements and maintain accurate resident files.
Coordinate lease execution and renewals with property management and compliance terms.
Prepare and submit required documentation for audits and compliance reviews.
Provide exemplary customer service to residents, proactively solving issues and creating a welcoming environment.
Abide by federal fair housing standards and all other applicable laws.
Develop professional skills, seeking continual growth and learning from mistakes.
Embodies company policies and procedures in all interactions.
Present a professional image and effectively represent the company to residents, vendors, and owners.
Operate computers and other technological devices on site.
Represent the community on the phone and in written communication.
Greet residents, clean and maintain a neat office, and serve as a point of contact.
Conduct tours of affordable units and explain leasing terms to prospective residents.
Resolve issues in a timely manner with a focus on customer service.
Respond to issues outside normal work schedule when required to ensure safety and satisfaction of residents.
Drive property performance by participating in resident events, marketing, and focusing on retention.
Perform all other duties as assigned.
Specific Education or Experience
1 year of multi‑family property management experience preferred.
Experience with affordable housing programs (Section 8, LIHTC) preferred.
Previous leasing experience preferred.
Customer experience specialists or related fields encouraged to apply.
Previous experience working with a team to achieve success.
Physical Demands and Work Environment
Frequently sit, stand and walk.
Regularly required to talk or hear.
Frequently required to use hands or fingers to handle or feel objects, tools or controls.
Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
Occasional lifting of up to 25 pounds.
Vision abilities include close, distance, peripheral vision and ability to adjust focus.
Noise level in the workplace is usually moderate.
Temperature typically moderate; ability to withstand seasonal cold and heat outside necessary.
Travel Requirements
Travel up to 5% of the time.
