This role provides consistent oversight of existing properties while leading capital rehab projects and supporting early-stage development and acquisition feasibility. Affordable Housing Asset Managers oversee the financial performance and operational efficiency of affordable housing properties, ensuring compliance with regulatory standards and maximizing investment returns. They analyze budgets, manage tenant relations, and coordinate maintenance to preserve property value while maintaining affordability. Expertise in HUD and LIHTC programs is essential to optimize asset management strategies and secure funding. Responsibility Asset Portfolio Manager oversee the performance and compliance of affordable housing properties, ensuring adherence to regulatory guidelines and financial goals. Their role includes conducting regular audits, preparing reports for investors, and implementing strategies to maintain long-term affordability and operational efficiency.
Position Purpose This role exists to move the organization from reactive property management to proactive, strategic asset stewardship. By owning portfolio assessment, capital planning, and rehab execution, the Housing Asset & Portfolio Manager creates durable internal capacity that supports funding readiness, compliance, and long-term sustainability.
Core Responsibilities
Build and oversee annual operating budgets and long-term financial plans
Drive quarter-over-quarter performance improvement across assigned assets
Orchestrate a well-run operational plan to drive NOI
Establish goals and performance expectations for each property
Oversee regional and on-site leadership on operational strategy and personnel matters
Actively support team development, engagement, and VCTT's culture
Produce monthly, quarterly, and annual portfolio reporting, including financial analysis
Review operating statements and performance metrics monthly
Develop and analyze 3, 5, and 10-year capital plans and capital needs assessments
Evaluate refinancing and restructuring opportunities based on debt and market conditions
Build strong relationships with brokers and lenders to position VCTT for future opportunities
Evaluate and underwrite potential acquisitions and disposition opportunities
Lead due diligence and acquisition closings, including financial and operational reviews
Required Experience Includes
5-7 years of multifamily operations experience
2-4 years of proven direct multifamily asset management experience
Bachelor's degree in business, finance, accounting, real estate, or related field
Experience overseeing multi-site portfolios across a geographic region
Strong financial analysis skills (ROI, cash-on-cash, valuation modeling)
Strategic thinker with strong execution discipline
Comfortably operating in a fast-paced, growth-oriented environment
