We have an exciting opportunity for an Assistant Property Manager to join our team in the Irvine office. Reporting to the Senior Property Manager, you will assist with the management of one retail center (125,000 sq.ft., 23 tenants), one single tenant office building (43,000 sq.ft, 1 tenant) and the common area of a dynamic, mixed-use campus including four parking structures.
About The Role
Create service contracts, purchase orders and license agreements.
Process monthly tenant chargebacks.
Assist with financial reporting including:
Review and approve of property accounts payable invoices.
Accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notes.
Review and prepare monthly financials including accruals and variance comments.
Event coordination.
Responsible for building and maintaining relationships with tenants and vendors.
Assist with site inspections including landscape and exterior walks.
Assist in vendor and project coordination.
On call 24/7 for property emergencies.
Actively find ways to reduce operating expenses (ie-bid analysis) while striving to increase the quality of service.
Track utility usage and insurance compliance.
Interest in sustainability initiatives.
Assist with CAM reconciliations & estimates.
Track percentage rent.
What We Are Looking For In A Candidate
High school diploma is required.
Bachelor’s degree preferred.
Real Estate License required.
Minimum of 2-3 years’ experience in property management.
Proactive, positive, team player.
Ability to handle challenges and interruptions calmly and politely.
Must be proficient with word processing & spreadsheet software (Word and Excel) and adapt to using multiple accounting, budgeting, and compliance platforms.
Strong organizational, problem-solving and analytical skills; able to manage priorities and workflow.
