On-Site Property Manager

The job site location is a HUD-assisted multifamily community in Chattanooga, TN.Responsibilities Serve as the onsite point of contact for Timber Ridge residents and prospective tenants Conduct tours, process applications, and execute leases in accordance with HUD occupancy guidelines Facilitate move-ins, move-outs, and unit inspections per HUD standards Manage annual and interim recertifications accurately and on time Maintain compliant tenant files and EIV usage logs Submit and track maintenance work orders; coordinate vendors and contractors Collect rent and post payments; issue late and violation notices Conduct routine property inspections and enforce community rules and lease terms Prepare weekly and monthly property reports for the Fairhaven management team and Timber Ridge boardRequirements 2+ years of onsite property management experience in HUD-assisted housing HUD certification required (Section 8, Section 236, or equivalent) Working knowledge of EIV, TRACS, and HUD occupancy requirements Familiarity with HUD Management and Occupancy Review (MOR) processes Knowledge of fair housing regulations and landlord-tenant law AppFolio experience strongly preferred Strong communication, organizational, and documentation skills Valid drivers license and reliable transportationPreferred NCHM or NAHMA certification (COS, CPO, or equivalent) Experience working with cooperative housing boards Familiarity with the Chattanooga rental marketWhat We Offer Competitive salary based on experience Paid time off and holidays Growth opportunities within an expanding boutique firmFairhaven Property Solutions is an equal opportunity employer. recblid h4xzldsle9dt8zw6r65s1gdzpclhgr
