
Real Estate Special Situations Analyst or Associate

Dartmouth Partners is working with a leading global investment manager in hiring an Analyst or Associate to join its Real Estate Special Situations team in New York. The platform is differentiated by its ability to deploy capital across public and private markets, debt and equity, and throughout the capital structure, giving investors and team members exposure to a wide range of complex, opportunistic real estate situations. This is a rare opportunity for a junior professional to gain early responsibility, work on non‑traditional real estate investments, and develop a broad, generalist skill set in a lean, high‑caliber environment.
The Role The Analyst will be involved in all stages of the investment lifecycle, including:
Sourcing and initial screening of new opportunities
Financial modeling, underwriting and downside analysis
Structuring across senior debt, mezzanine, preferred equity and equity
Evaluating public market opportunities where real estate assets or cash flows underpin the thesis
Candidate Profile
1–3 years of experience in distressed investing, special situations, real estate credit, infrastructure, private equity, hedge funds, or investment banking/restructuring
Strong financial modeling and analytical skills
Interest in complex, non‑standard real estate situations rather than core or stabilized investing
Comfortable working across debt and equity and thinking across the capital structure
Entrepreneurial mindset with strong intellectual curiosity and sound judgment
Ability to work independently while collaborating effectively in a small team
