Vice President / Director of Originations – Real Estate Credit & Capital Markets

Location: New York, NY

Position Overview:

As Vice President this individual will be responsible for both transaction management and relationship functions across the firm’s core verticals including originations, underwriting, capital markets, and transaction management. Excellent communication skills are required as the Vice President will be responsible for deal execution, interfacing with borrowers, capital partners, lenders and vendors, driving new business from initial screening through closing. The role requires deep technical expertise in real estate credit, strong market judgment, and the ability to operate in a high-performance, entrepreneurial environment.

Key Responsibilities:

Originations & Relationship Management

  • Develop borrower and intermediary relationships across key markets
  • Evaluate new opportunities and structure financing solutions
  • Represent IGCP in the market with institutional credibility

Credit & Underwriting Leadership

  • Underwriting and structuring of complex CRE transactions
  • Financial modeling, valuation, and risk analysis
  • Review sponsor quality, operating history, and business plans
  • Prepare and present investment memos to internal and external stakeholders

Capital Markets & Structuring

  • Structure capital stacks including senior, mezzanine, and preferred equity
  • Lead interactions with capital partners, lenders, and investors
  • Drive loan syndication, CMBS execution, and structured finance strategies
  • Monitor market conditions, pricing dynamics, and risk trends
  • Manage transactions from term sheet through closing
  • Coordinate legal, third-party reports, and diligence processes
  • Oversee documentation including intercreditor agreements and securitization structures
  • Ensure timely and efficient execution across all stakeholders
  • Establish best practices across underwriting and execution
  • Contribute to firm strategy, processes, and growth initiatives
  • Drive a culture of accountability, precision, and excellence

Qualifications:

  • 6+ years of experience in real estate finance, investment banking, credit, or structured finance
  • Strong experience across CRE capital structures and lending products
  • Advanced financial modeling and underwriting expertise
  • Demonstrated transaction execution experience
  • Strong relationships within lending and capital markets ecosystem preferred
  • Excellent communication and leadership skills
  • Bachelor’s degree required; advanced degree preferred

Compensation:

  • Estimated base annual salary of $140,000 - 150,000
  • Performance-based bonus
