Job Title
Leasing Consultant
Salary $20 to $22 per hour. 30% housing discount is available.
Schedule Tuesday – Saturday

Responsibilities
Coordinate all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals.
Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
Listen, understand, show empathy and respect toward others.
Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move‑in paperwork.
Ensure model apartments are in touring condition.
Orient prospective and current residents to the property; process renewal paperwork and deliver documentation monthly.
Maintain accurate records of traffic activity in the computer system.
Follow up with prospective residents via phone, mail or email.
Convert phone traffic into scheduled appointments for property tours.
Inspect apartments prior to move‑ins, ensuring move‑in condition and coordinating with maintenance.
Create and maintain confidential resident files, reviewing move‑in paperwork.
Complete weekly leasing reports accurately and on time.
Complete all open and close procedures daily.
Assist with ongoing resident relations, responding promptly to requests.
Shop competitive properties.
Inspect buildings and grounds for safety and cleanliness; alert maintenance to needed repairs.
Assist with processing work order requests for residents, ensuring timely completion.
Support management with clerical tasks such as answering calls, filing, and processing property invoices.
Assist with planning and implementing resident activities to increase retention.
Comply with all company policies, health and safety rules, and applicable laws.
Perform other duties as assigned.
Education and Experience
High school diploma required.
Minimum of one year of sales experience preferred.
One year of residential leasing experience preferred.
Skills and Requirements
Excellent customer service and interpersonal skills.
Previous experience in Yardi Voyager or equivalent system preferred.
Basic knowledge of Microsoft Office Suite.
Strong interpersonal and communication skills.
Ability to handle confidential matters.
Ability to work independently and prioritize in a fast‑paced environment.
Strong communication of technical concerns with detail and accuracy.
English literacy and communication proficiency.
Ability to use general office equipment.
Strong organizational and time‑management skills.
Ability to defuse situations involving angry or difficult people.
Valid driver’s license, clean driving record, and current auto insurance required.
Compliance with all safety requirements.
Must complete Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
