
Real Estate Private Equity - Acquisitions Associate

Role Overview & Responsibilities
Build, adapt, and maintain investment-level financial models to evaluate potential transactions, using a combination of spreadsheet-based tools and industry-standard real estate modeling software
Support the underwriting process by independently assessing key assumptions related to pricing, returns, capital structure, and risk
Participate in the end-to-end diligence process for new investments, including review of legal, environmental, engineering, leasing, operating, and market materials
Coordinate and manage large volumes of data used throughout diligence, underwriting, and closing phases
Prepare written investment analyses and supporting materials for review by senior decision-makers, including detailed narrative and quantitative components
Track and evaluate asset- and portfolio-level performance against original underwriting and business plans
Develop and maintain portfolio- and asset-level models used for ongoing analysis and reporting
Assist with debt financings, refinancings, and disposition-related analysis and execution
Contribute to periodic portfolio, investor, and internal reporting, ensuring data accuracy and consistency
Produce customized analyses and reporting in response to ad hoc requests
Provide support on cross-functional initiatives and special projects as needed
Allocate a portion of time to asset management, portfolio strategy, or research-related efforts, depending on business needs
Qualifications & Experience
Bachelor's degree in finance, real estate, economics, or a related discipline; graduate-level education preferred
Approximately 3-6 years of relevant professional experience in investments, real estate, or financial analysis
Advanced financial modeling and underwriting skills, with deep experience building and interpreting cash flow projections
Demonstrated experience evaluating and executing investments that align with return objectives and long-term value creation
Exposure to underwriting across multiple property types; experience with development or value-add strategies is a plus
Strong written and presentation skills, with experience producing investment analyses and presenting findings to senior audiences
