Job Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Responsibilities
Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.
Inspects apartments before resident move‑in to ensure they are ready and schedules any outstanding work with maintenance.
Stays informed about market conditions; develops and implements short‑ and long‑term marketing plans; follows community policies on concessions, specials, and programs to boost occupancy.
Designs and executes marketing activities to drive traffic, including resident referral, employer outreach, internet marketing (Craigslist, Facebook, email, other sites), and following community‑specific plans.
Uses the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information.
Ensures show units meet company standards, daily inspect the marketing corridor and leasing tour, communicate maintenance needs, merchandise and present units physically appealing.
Follows up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, phone calls, or other contact to finalize decisions to lease and/or renew.
Executes lease renewal program activities: prepares renewal letters and packages, meets with and contacts renewing residents before move‑out dates, ensures renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems or convey requests to the appropriate parties.
Licenses & Certifications
Must have all licenses and/or certifications required by state and local jurisdictions.
Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
May require occasional travel to assist other properties, attend training, business meetings, or other duties.
Work flexible schedule that may include evening, weekend, and holiday calls.
Compensation Hourly range: $16.00–$19.00.
Additional Compensation: May be eligible for quarterly or annual bonus programs (Corporate Positions) or weekly, monthly, and/or quarterly bonus programs (Onsite Property Positions), based on individual and company performance.
