Coordinate critical tasks and processes within the Bealls Inc. Real Estate department and with external landlords, vendors, and professionals. Interactions will include:* Extensive interaction with landlords regarding property management* Extensive interaction with Bealls Regional and District Operations* Regular interaction with Bealls Inc Store Maintenance associates* Extensive interaction with the Director of Construction and Store Maintenance, Real Estate Managers, and Real Estate Portfolio Manager* Regular interaction with the Finance Department**SUMMARY OF DUTIES AND RESPONSIBILITIES [Essential Functions]:*** Review, evaluate, create, and implement processes and recommend resolutions, relying on experience and judgment to plan and accomplish goals. Execute policies and best practices to ensure all landlords are lease compliant.* Develop and prepare necessary analytics to maintain proactive strategies for resolving property operational and compliance-related challenges, including roof, structure, parking lot, sanitary lines, HVAC, life safety systems and co-tenancy conditions.* Create processes to assist field teams with various store-related issues while providing continued support.* Ensure all store inquiries and service requests are coordinated appropriately, and maintenance disputes/repairs between landlords and Bealls are resolved quickly.* Interpret, administer, and enforce lease covenants and provisions to support stores and ensure landlord compliance. Analyze lease terms data to determine appropriate courses of action, negotiate, and implement solutions. Advise the VP of Real Estate on unfavorable lease language related to property management issues and recommend improvements when leases are up for renewal or renegotiation.* Additional duties as assigned.**QUALIFICATIONS AND ATTRIBUTES:*** College degree preferred* Minimum of 5 years property management experience, commercial and/or retail property, mixed-use spaces highly preferred* Strong verbal and written communication skills* Ability to multi-task and meet deadlines* Intermediate to Advanced Microsoft Outlook, Word, and Excel skills* Good organizational skills* Thrives in a team environment* Ability to read and interpret commercial leasesWhen it comes to finding the right fit, we know there is a lot to consider.
