Job Summary Loan Documentation Specialist will assist Business Lending Officers and borrowers in processing and closing SBA and other commercial loans in Orangeburg, SC. The role involves reviewing loan files, preparing documentation, ensuring compliance with lender guidelines, coordinating requirements, and maintaining accurate pipeline reports.

Essential Duties and Responsibilities

Collaborate with internal staff, including Business Lending Officers, to process and close loans in a timely manner.

Review loan files and prepare a list of items required to close and fund the loan.

Communicate requirements and loan status clearly and concisely.

Prepare loans for submission in accordance with lender guidelines and requirements.

Calculate business and/or global debt service coverage ratios.

Open title and order preliminary title reports; review title reports and make changes as necessary.

Review and accept entity documentation such as articles, by‑laws, partnership and LLC documents.

Ensure compliance and adherence to SBA Standard Operating Procedures (SOP) and lender credit policy.

Determine insurance requirements and obtain hazard/flood/liability insurance as required.

Review loan applications and determine initial eligibility.

Prepare and complete loan document requests; ensure that loans are documented correctly to meet lender approvals and conditions.

Coordinate closings with borrowers, referral partners and business lending officers.

Maintain accurate pipeline reports; meet monthly loan closing and pipeline goals.

Perform other duties as assigned.

Associate’s degree or higher.

Four years of loan processing experience or combined professional experience and education in a related field.

Knowledge of SBA loans or prior lending experience.

Proficient in MS Office products (Word, Excel, Outlook).
