Role Overview
All View's Property Manager is a pivotal member of our property management team, responsible for delivering an exceptional experience to a portfolio of over 250 residential and multi-family properties in Orange County. This is a high-impact, fast-paced role that rewards sharp organizational skills, proactive problem-solving, and a genuine passion for property management.

You will collaborate with an energetic team of real estate professionals to ensure that every owner and tenant interaction reflects All View's commitment to excellence. A Week in This Role
On a typical week, you'll manage lease renewals and coordinate unit turnovers, respond to escalated maintenance requests, conduct property inspections, communicate with tenants and vendors, review accounts receivable, and collaborate with your team to keep everything running smoothly. No two days look exactly the same — and that's the appeal.

What You Will Do

Manage a portfolio of 250+ residential and multifamily properties in Orange County

Oversee contracting, supervision, and follow-through on repairs and maintenance work

Conduct thorough property inspections in accordance with All View's rigorous standards

Serve as the primary liaison between tenants and maintenance coordinators to resolve escalated and emergency issues with urgency and professionalism

Manage lease renewals 45 days before expiration and drive timely unit turns

Maintain accurate records of income, expenses, signed leases, complaints, and maintenance activity in the property management system

Obtain vendor bids, coordinate repair timelines, and communicate proactively with tenants

Monitor and maintain Accounts Receivable for the region under 1%

Represent All View with integrity, compassion, and excellence in every owner and tenant interaction

How Success Is Measured
First 90 Days

Full mastery of All View's property management systems and workflows

Zero lease renewals missed — all initiated 45 days prior to expiration

Positive owner and tenant feedback on responsiveness and professionalism

Ongoing Goals

Complete 75% of unit turns within 10 days and have units listed within 15 days

Maintain regional Accounts Receivable under 1%

Consistently meet or exceed inspection and maintenance follow-up standards

What We're Looking For

You are highly organized, able to juggle multiple priorities without dropping the ball

You take full ownership of your portfolio and hold yourself accountable — no micromanagement needed

You're a natural communicator who can de-escalate tense situations and build lasting trust with owners and tenants

You have a working knowledge of common property maintenance issues (plumbing, electrical, appliances) and know when to call in the right vendor

You are resilient, solutions-focused, and energized by the variety and pace of property management

You operate with high integrity and a service-first mindset in every interaction

Preferred (Nice To Have)

Bachelor's degree

1+ year of experience as a leasing consultant or property manager

Familiarity with property management platforms (AppFolio, Buildium, or similar)

Knowledge of the Southern California rental market

Candidates with equivalent relevant real estate experience are encouraged to apply
