Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role involves all leasing activities, providing resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit and background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in, ensuring they are move‑in ready and schedule any necessary maintenance with the team.

Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials to boost occupancy.

Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activity, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, maintaining merchandising, and preparing the leasing office for daily activity.

Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize leasing decisions.

Support the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to resolve issues or communicate requests to the appropriate individuals.

Required Licenses Or Certifications

Incumbents must have all state and local licenses and/or certifications required for the jurisdiction.

Incumbents must have a valid driver’s license to operate a golf cart on property.

Physical Demands

Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Ability to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Rare or regular travel may be required to support other properties, attend training, business meetings, or other required activities.

Ability to work a flexible schedule, including on‑call during evenings, weekends, and holidays.

Additional Compensation

Corporate Positions may participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions may participate in weekly, monthly, and/or quarterly bonus programs.
