Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Core duties include leasing activities, resident satisfaction, and lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, and ensuring a smooth move‑in process.
Inspect apartments before resident move‑in and coordinate any maintenance required to keep units in move‑in‑ready condition.
Stay informed about market and competitor conditions, develop short‑ and long‑term marketing plans, and implement strategies to sustain occupancy.
Design and execute marketing activities, including resident referral and employer outreach programs and internet marketing tools such as Craigslist and Facebook.
Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, manage resident data, and capture demographic information.
Maintain show quality by inspecting marketing corridors, ensuring maintenance and upkeep of show units, and merchandising the leasing office.
Follow up with prospects and new residents to ensure satisfaction and finalize leasing decisions through email, thank‑you notes, or phone calls.
Support the lease renewal program by preparing renewal letters and packages, contacting renewing residents in advance of move‑out dates, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident or client concerns, solving problems or escalating requests as necessary.
Required Licenses or Certifications
Must hold all licenses and/or certifications required by state and local jurisdictions.
Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.
Travel may be required for training or to assist other properties.
Work a flexible schedule that may include evenings, weekends, and holidays.
Hourly Range $22.00 – $24.00
Additional Compensation Many factors influence pay within the posted range, including business requirements, experience, skills, and location.
Corporate positions may offer a quarterly or annual bonus based on individual and company performance.
Onsite property positions may offer weekly, monthly, and/or quarterly bonuses.
