Overview Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.
Responsibilities
Ensures achievement of the community’s revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on-site traffic, maintaining an appropriate inventory of “ready” apartments, setting rent pricing and concessions, and monitoring day-to-day sales and leasing activities.
Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans and goals to sustain occupancy; implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases.
Develops print and internet advertising strategies, uses technology to promote the community, and uses the company’s property management software to generate sales and leasing reports to monitor results.
Works with maintenance to ensure the community meets standards for appearance and safety; develops activities and programs to enhance salability of the apartments and community; inspects “ready” units for marketability and uses merchandising techniques.
Participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with policies.
Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance; presents marketing and leasing results to clients, owners, and other managers.
Oversees the lease renewal program, including sponsoring renewal functions, managing communication and notification processes, and assisting with resident move-outs as necessary.
Responds promptly to resident and client/owner concerns and questions, and documents or conveys requests to the appropriate individuals.
Supervises the leasing team by interviewing, hiring, orienting, and training employees, and manages performance according to company policies and values.
Qualifications Required Licenses or Certifications
Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
Incumbents must have a valid driver’s license to drive a golf cart on property
Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
Work inside and outside in all weather conditions
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance
Occasional travel to assist other properties, attend training, or attend meetings; flexible schedule including on-call evenings, weekends, and holidays
Hourly range: $17.00 - $22.00
Compensation and Benefits
Additional compensation may include quarterly or annual bonus programs depending on role (Corporate or Onsite Property positions)
