Essential Responsibilities
Directs the community’s marketing, advertising and sales activities to achieve revenue and occupancy goals, oversees on-site traffic, maintains an inventory of ready apartments, sets rent pricing and concessions, and monitors day-to-day sales and leasing activities.
Stays informed about market and competitor conditions, develops short- and long-term marketing plans, and implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases.
Develops print and internet advertising strategies, uses technology to promote the community, and uses the company’s property management software to generate sales and leasing reports.
Works with maintenance to ensure the physical condition of the community meets company standards, inspects ready units for marketability, and uses merchandising techniques to promote apartments and the community.
Participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with policies and procedures.
Reviews and analyzes financial and operational reports to identify issues affecting leasing performance and supports solution strategies; may present marketing and leasing results to clients and owners.
Oversees the lease renewal program, including communications and move-out processes as needed.
Responds to resident and owner concerns promptly and communicates requests to the appropriate team members.
Supervises the leasing team by hiring, orienting, training, and managing performance in line with company policies and values.
Required Licenses Or Certifications
Incumbents must have all licenses and/or certifications as required by state and local jurisdictions.
Incumbents must have a valid driver’s license to drive a golf cart on property.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Lift or move weights up to 25 pounds independently and 50 pounds with assistance.
Occasional travel may be required to assist other properties, attend training or meetings.
Work a flexible schedule, including on-call duties during evenings, weekends and holidays.
The hourly range for this position is $22.60 - $27.40 (Antioch).
Additional Compensation
Corporate positions: potential eligibility for quarterly or annual bonus programs based on performance.
Onsite property positions: potential eligibility to participate in weekly, monthly, and/or quarterly bonus programs.
