Overview Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Property: High Rise, 458 units, Lease Up stage. Schedule: Monday‑Friday with rotating weekends.

Responsibilities

Ensures achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities; overseeing on‑site traffic; setting rent pricing and concessions; monitoring day‑to‑day leasing activities.

Stays informed about market and competitor conditions; develops and implements short‑ and long‑term marketing plans and goals; implements creative strategies around pricing, concessions, leasing incentives, and advertising.

Develops print and internet advertising strategies; uses property management software to generate sales and leasing reports for monitoring results.

Works with maintenance team to ensure the physical appearance and safety of the community; develops activities and programs to enhance salability; regularly inspects ready units for marketability; creates mini‑models and uses merchandising techniques to promote the community.

Actively participates in the leasing process by generating and monitoring traffic, qualifying prospects, preparing lease documentation, and completing move‑in procedures per policies and procedures.

Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports; identifies and resolves issues impacting leasing performance; makes presentations to clients, owners, and business managers.

Oversees the lease renewal program, manages communication and notification processes, and assists with resident move‑outs as necessary.

Responds quickly and courteously to resident and client/owner concerns and questions; takes prompt action to solve problems or convey requests to appropriate individuals.

Supervises the leasing team: interviews, hires, orients, trains employees; manages performance per company policies and values.

Licenses & Certifications

All licenses and/or certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties or attend training sessions.

Work a flexible schedule, including call duties during evenings, weekends, and holidays.

Compensation

Base salary: $22.00 – $24.00 per hour.

Corporate positions may be eligible for quarterly or annual bonus programs.

Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
