Job Summary
This role oversees the performance and profitability of a portfolio of properties within a designated region. It involves developing and implementing effective property management strategies, ensuring high tenant satisfaction, and optimizing financial returns for property owners. The Regional Property Manager coordinates and leads property management teams, collaborates with stakeholders, and maintains a strong understanding of regional real‑estate market trends.
Key Responsibilities
Ensure the portfolio and individual communities meet operational, financial, and business performance goals by inspecting properties, reviewing reports, and implementing action plans.
Collaborate with Community Managers to achieve performance goals.
Partner with regional support services leaders to improve asset and team performance.
Own and implement local and national operational initiatives, championing change and ensuring adoption of revised protocols.
Oversee and manage budgets to meet or exceed financial targets.
Prepare and present regular performance, financial, and market trend reports to ownership and senior management.
Foster positive tenant relationships and address concerns promptly.
Implement tenant retention programs to minimize turnover and vacancy rates.
Collaborate with leasing teams to develop and execute effective marketing strategies.
Maintain optimal occupancy rates through targeted leasing efforts.
Oversee maintenance programs to ensure properties are well‑maintained and compliant with regulations.
Ensure property appearance meets company and owner standards through site and safety inspections and communicate capital needs.
Implement preventative maintenance plans to extend asset life.
Stay current with local, state, and federal regulations affecting property management.
Ensure compliance with all relevant codes, laws, and regulations.
Identify and mitigate risks related to property management and ensure appropriate insurance coverage.
Conduct market research and analysis to identify improvement opportunities and stay ahead of market trends.
Basic Knowledge & Qualifications
Bachelor’s/Master’s degree in Business, Real Estate, or related fields is preferred.
Proven experience in a leadership role managing diverse properties.
Proficiency with property‑management software (Yardi and/or Real Page), word processing, spreadsheets, and database management.
Strong financial acumen and analytical skills.
Excellent communication and team‑management skills.
In‑depth knowledge of real‑estate laws, regulations, and market trends.
Ability to create and manage stakeholder relationships.
Minimum 3 years of relevant experience.
Specialized Skills
Real‑estate license required in specific markets; otherwise preferred.
Industry certifications (e.g., CPM, CAPS, CAM) are also preferred.
Additional Compensation
Corporate positions: Eligible for quarterly or annual bonus based on individual and company performance.
On‑site property positions: Eligible for weekly, monthly, or quarterly bonus programs.
