Overview
The Property Manager at PeakMade Real Estate is responsible for the overall operation and profitability of a student housing property. This onsite leader will plan, lead, motivate, and mentor high-performing teams to provide a world-class living experience for residents. They are responsible for maximizing property income, occupancy, and net operating income (NOI) and will implement creative leasing strategies aligned with property goals.
Responsibilities
Manage high-quality on-site staff through recruitment, training, coaching, and development programs.
Perform and document employee evaluations, including performance reviews, corrective actions, and related paperwork.
Direct the entire turnover (Turn) process per Company policies and procedures.
Strategic Leasing Management
Maintain product knowledge of the property and competitors by evaluating market conditions and trends; ensure leasing staff develops similar knowledge.
Show, lease, and move in prospective residents.
Direct efforts to implement sales and marketing plans to maximize rental income and budgeted occupancy.
Financial Management
Aim to achieve the highest possible NOI through cost control and revenue enhancement; identify trends and recommend appropriate strategies.
Develop yearly operating budgets/forecasts and convey operational and financial data to the Regional Manager in a timely manner. Be responsive to owners’ needs and objectives.
Monitor rent collections and ensure landlord/resident statutes are followed.
Customer Service
Manage resident retention and service request follow-up programs.
Monitor service request turnaround and ensure maintenance staff responsiveness.
Administration & Risk Management
Accurately complete required reports per Peak policies and owner/supervisor requests.
Perform apartment inspections monthly, before move-in, and at move-out.
Communicate incidents and potential liabilities to manage property risk effectively.
What You'll Need
Regular onsite presence is required; full-time in-office work is essential.
High school diploma or equivalent; college degree preferred.
Four (4) or more years of property management experience required.
Two (2) years of campus student housing management experience preferred.
Proven ability in people management, financial reporting, problem-solving, sales, maintenance, and resident relations.
Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.
Excellent verbal and written communication skills.
Working knowledge of property management software; Entrata highly preferred.
