JOB SUMMARY
The Property Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. The role involves managing the day‑to‑day operations of an assigned property, guiding the team, meeting budgeted financial and operational goals, and ensuring compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant laws.
CLASSIFICATION
Full‑Time, Hourly/Non‑Exempt
SHIFT
Monday – Friday 9 am–5 pm
COMPENSATION
$20–$24 per hour (eligible for monthly commissions and quarterly bonuses)
ESSENTIAL DUTIES
Manage day‑to‑day operations.
Inspect property regularly and verify the condition of vacant units.
Handle daily property requirements and maintain long‑range capital improvement planning.
Ensure all monies received are deposited, recorded daily, and that proper bookkeeping procedures are followed.
Compile weekly/monthly property status reports.
Respond promptly to resident concerns and complaints.
Prepare proper move‑in paperwork, keys, and remotes for new residents.
Operate the office professionally and efficiently.
Inspect ready‑to‑move units before move‑in.
Maintain or create a resident renewal program.
Create a sense of community while maintaining non‑fraternization policy.
Lead the maintenance team and ensure timely completion of work orders.
Maintain compliance with required permits for operation (e.g., pool, elevator).
Monitor electric, water, and gas consumption.
Handle all financial responsibilities.
Approve and submit invoices in a timely manner.
Maintain accurate records (rent rolls, delinquency reports, move‑in/out statements).
Complete variance reports and other weekly reports.
Manage rental collections.
Ensure rent and charges are collected promptly.
Provide legal notices, file evictions, and attend court hearings as required.
Enforce community policies and lease agreements, responding to violations.
Assess move‑out conditions and send final account statements.
Report liability claims, legal complaints, or other violations to the Regional Manager and corporate office.
Manage property personnel, mentor, and develop the team.
Coordinate orientation and ongoing training for staff.
Conduct performance reviews and recommend salary adjustments.
Manage time‑off and submit payroll for processing.
Ensure staff receives safety orientation and annual training.
Coordinate safety meetings and monitor safety practices.
Report workers’ compensation incidents to carrier, management, and HR.
Plan and monitor marketing activities.
Understand market dynamics affecting occupancy and income.
Assist in creating marketing surveys and strategies.
Supervise the leasing team to maximize occupancy.
Perform other duties as assigned to support property operations.
REQUIRED QUALIFICATIONS
High school diploma or GED.
One to two years’ experience as a multi‑family property manager.
Working knowledge of OneSite or other property management software.
Reliable transportation, valid driver’s license, and auto insurance.
Proven ability to market properties.
Strong communication and customer service skills.
PREFERRED QUALIFICATIONS
CAM, ARM, or CCRM certification.
Bilingual or multilingual skills.
