Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, showing apartments, processing applications, credit screening, and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments before resident move‑in and ensure they are in move‑in ready condition, scheduling any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans to sustain occupancy, and follow community policies related to concessions and specials.

Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, and use internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).

Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.

Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making calls to finalize decisions to lease and/or renew.

Execute and perform activities in support of the lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed on time.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or convey requests to the appropriate individual(s).

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

Push, pull, lift, and maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.

Rare or regular travel may be required to assist other properties or attend training and meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Hourly Range $20.00 – $22.00 per hour.

Additional Compensation

Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.

On‑site Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
