REGIONAL PROPERTY MANAGER
The Regional Property Manager role supports and executes the company's leasing and sales strategies by identifying talent, training, setting goals, deadlines, and expectations. This role focuses on driving leasing and sales performance within the property management sector.
Key Responsibilities
Develop annual budgets and ensure financial goals are met.
Manage pricing and renewal strategies using Hillpointe systems.
Analyze financial statements and resolve performance gaps.
Inspect properties and review reports.
Create and implement action plans for improvement.
Hire, train, and manage property management teams within the portfolio.
Maintain stakeholder satisfaction through regular communication and prompt issuer resolution.
Analyze market trends and develop property-specific marketing plans and pricing strategies.
Develop strategies to drive online leads, tours, occupancy and revenue growth.
Suggest and lead improvement initiatives.
Stay updated on property management industry changes and new technologies.
Required Knowledge, Skills, and Abilities
Effective communication skills for legal, financial, and HR documents, and presentations.
Confident marketing experience that produces energy, reputation, momentum and attracts prospects and future employees.
Proficiency in property management software (preferably Entrata) and other office applications.
Strong mathematical and analytical skills for financial reporting.
Proven management and supervisory experience.
Background in sales, marketing, and customer service to handle complaints, increase revenues, and manage expenses.
Real Estate license required in specific markets, otherwise preferred.
Sales, marketing, or customer service background sufficient to resolve customer complaints and issues.
Regular and routine travel is required to supervise communities, attend business meetings and training classes.
Working Conditions
Incumbents work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Physical Demands
Incumbents must be able to physically access all exterior and interior parts of the properties and amenities within the assigned geographic portfolio.
Incumbents must be able to view computer screens, cellphones, and other electronic equipment for extended periods where visual strain may result.
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance.
Regular and routine travel may be required to conduct site inspections and community visits, attend business meetings and training classes, or for other situations necessary to accomplish the daily responsibilities of this position.
