About the role
The Portfolio Leasing & Marketing Manager is responsible for driving leasing performance, marketing strategy, reporting, and revenue optimization across a portfolio of student housing communities. The Portfolio Marketing Manager strives to achieve budgeted occupancy through retention of existing residents, leasing current availability and pre-leasing of future availability.

What you'll be doing

Consistently evaluates market conditions and recommends adjustments to new lease and renewal rental pricing and marketing strategies as needed to drive occupancy.

Ensures leasing teams execute a consistent, high-quality sales process aligned with company standards and conversion goals

Monitors leasing staff to ensure proper adherence to leasing procedures and operational policies, and recommends changes to improve overall functionality of leasing and marketing when issues are identified.

Responsible for providing oversight for the leasing functions and holding leasing team members accountable for daily leasing goals and follow up activities in Entrata.

Responsible for portfolio-wide leasing performance including pre-leasing, occupancy, and renewal strategy

Analyze leasing velocity, traffic sources, and conversion ratios to identify performance gaps and implement solutions

Oversee the full lead lifecycle from inquiry to move-in across all communities

Audit CRM systems (Entrata/EliseAI) to ensure timely response, effective follow-up, and accurate lead tracking.

Implement and refine communication strategies (text, email, automation) to improve lead-to-lease conversion

Lead weekly leasing performance calls with onsite teams to review KPIs, challenges, and action plans

Participate with operations and asset management to recommend pricing, concessions, and leasing strategies

Develop and execute portfolio-level marketing strategies aligned with leasing, occupancy, and revenue goals

Evaluate performance of all marketing channels (ILS, paid media, social, outreach) and optimize strategy and spend to maximize ROI and cost per lease

Compile and analyze weekly market surveys; provide insights and recommendations on pricing, concessions, and competitive positioning to senior leadership

Oversee planning and execution of leasing and marketing events across the portfolio, ensuring alignment with leasing goals, brand standards, and measurable outcomes

Identify and implement strategies to increase brand awareness and drive qualified traffic through digital marketing, outreach initiatives, and strategic partnerships

Develop and scale partnerships with universities, student organizations, and local businesses to enhance visibility and generate leads

Oversee social media strategy across communities to ensure brand consistency, engagement, and effective storytelling

Partner with internal marketing teams to develop campaigns, creative direction, and messaging aligned with target audiences and leasing objectives

Manage reputation strategy, including online reviews and ratings, to protect and enhance brand perception

Ensure all marketing materials, ILS listings, and digital platforms are accurate, optimized, and aligned with brand standards

Track, analyze, and report on marketing performance metrics and key performance indicators to inform strategy and drive continuous improvement

Design and deliver leasing and marketing programs across the portfolio to drive performance and consistency

Coach onsite teams on:

Lead management and follow-up strategies

Sales techniques, objection handling, and closing

CRM utilization (Entrata/EliseAI) and performance expectations

Partner with Regional Property Managers and Director to identify performance gaps and implement targeted coaching and development plans

Conduct site visits to evaluate leasing execution, customer experience, and team effectiveness; provide actionable feedback and accountability measures

Support onboarding and ongoing development of leasing staff to ensure alignment with company standards and best practices. This acts as a liaison and works with Area Community Manager ACM and CM to develop a team of highly motivated, skilled and productive professionals to drive community operational goals.

Own reporting of leasing performance, marketing effectiveness, and key KPIs across the portfolio

Analyze trends in leasing velocity, conversion ratios, traffic sources, and marketing performance to identify risks and opportunities

Track and report on key metrics including occupancy, pre-leasing progress, lead-to-lease conversion, cost per lease, and campaign effectiveness

Prepare and present regular performance updates, insights, and recommendations to senior leadership and ownership groups

Partner with Operations and Asset Management to support forecasting, budgeting, and leasing assumptions

Ensure data integrity and accuracy across systems (Entrata, CRM, marketing platforms) to support reliable reporting and decision-making

Develop and support resident experience strategies that drive retention, satisfaction, and renewal performance across the portfolio

Partner with onsite teams to implement and execute renewal strategies, ensuring alignment with occupancy and revenue goals

Analyze resident feedback, surveys, and online reviews to identify trends and recommend improvements to the overall customer experience

Ensure consistency in resident engagement, programming, and communication standards across all communities

Support strategic resident engagement initiatives, including community programming, outreach efforts, and partnership events, to enhance resident satisfaction and brand loyalty

Typical Physical Demands: Regularly use hands to manipulate tools, controls, phones, and computer keyboard. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move office supplies up to 20 lbs.

Work is performed in an office. Employee frequently interacts directly with community management, facilities management, residents and other staff members during the workday.

Who we're looking for

High School Diploma or GED required

Minimum of five (5) year of experience in a leasing and/or marketing related field preferably related to real estate or property management.

Supervisory or Management experience a plus

Travel up to 75% of the time

Social Media Management – Facebook, Instagram, Snapchat, Twitter, etc.
