Purpose of Position:
The Maintenance Technician performs skilled maintenance activities including repairs, modifications, construction, and fabrication on vehicles, equipment, facilities and buildings. The position also performs building custodial duties, grounds maintenance, routine repairs, basic building security, and maintenance of facilities and equipment.
Essential Duties and Responsibilities

Preventive maintenance on facilities, buildings and equipment
Parts inventory/order and stock supplies
General mechanical, plumbing, and carpentry repair
General electrical replace outlets
General equipment operation
Security building
Repairs and maintenance on vehicles
Direct work done by outside contractors
Obtain estimates and quotes
Advanced mechanical and electrical
Snow removal
Advises management with priorities, projects, efficiencies, budgets, and safety
Identify scope of project, necessary resources and make recommendations
Custodial/basic sanitation
Grounds keeping
Minimum Training and Experience Required to Perform Essential Job Functions
A two-year technical degree in a maintenance related field is required. Two to three years of general experience in electrical, plumbing, carpentry, and maintenance of HVAC is required. A combination of education and experience will also be taken into consideration. A high degree of mechanical aptitude is a must.

Abilities:
Knowledge of general mechanical, electrical, plumbing, and HVAC repair and maintenance.
Knowledge of Preventive Maintenance.
Skill and ability to operate and maintain wide variety of tools and equipment used in building and grounds maintenance including, but not limited to forklift, lawn mower snow blower, weed eater, chainsaw, floor machine, pneumatic air tools, common hand tools.
Skill and ability to recognize equipment malfunctions and perform routine maintenance as required.
Skill and ability to effectively communicate written and verbal.
Effective negotiation skills used to acquire and/or act on bids/quotes within area of responsibility and budget constraints.
Mathematical Ability
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Language Ability, Interpersonal Communication Skills, and Other Knowledge and Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Environmental Adaptability
Ability to work effectively in an office environment.
Ability to interact positively with public and others.
