Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager, managing personnel, leasing, maintenance, financial, administrative, and risk components. The role requires an on‑site leader who ensures compliance with company policies, safety, fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities Personnel Management: oversee staffing, hire, train, coach, and develop on‑site staff; schedule shifts; address performance issues.
Financial Management: achieve strong net operating income, create budgets and forecasts, manage rent collections and vendor invoices, and ensure accurate financial reporting.
Strategic Leasing Management: develop marketing plans, execute leasing strategies, handle resident complaints, and implement retention programs.
Administrative & Maintenance Management: direct emergency response, maintain service request turnaround, maintain property appearance, budget for supplies, and supervise maintenance and rehabilitation activities.
Education & Experience High School Diploma or equivalent; bachelor’s degree preferred or four years of housing industry experience, or one‑to‑two years of related experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and familiarity with on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Regular communication with staff and residents; repetitive hand and wrist motions; capacity to work overtime, weekends, and nights.
Prolonged standing or sitting; movement across work sites.
Occasional ladder, stair, scaffold, and stair-step use; reach up, down, and over; lift and move up to 25 lbs.; operate machinery, vehicles, or golf carts; work in varied environmental conditions.
License / Equipment Reliable transportation required for emergency on‑call duties.
Salary Range $75,000 to $80,000 per year.
