We are looking for a strong Community Manager to join our team. The Community Manager is responsible for managing day‑to‑day operations, on‑site compliance, and the overall performance of the assigned property.
RESPONSIBILITIES
Ensure adherence to laws related to leasing (HUD, Fair Housing Act, ADA, Fair Credit Reporting Act).
Maintain HUD 4350.3 Handbook compliance.
Prepare and respond to regulatory agency inquiries with the Compliance Department.
Implement intervention strategies for tenants non‑compliant with lease/compliance requirements.
Prepare REAC reviews, EHS violations clearing, Management & Occupancy Reviews, Investor Site Reviews, LIHTC reviews, and perform annual/interim recertification reviews.
Assist tenants with requests, questions, problems, and complaints.
Monitor tenant and complex‑wide arrears and litigation cases.
Document lease violations and coordinate evictions.
Direct monthly rent & late fee collection, application processing, and pursue delinquencies through legal action and eviction; monitor bad‑debt write‑offs.
Alert staff of move‑ins, move‑outs, and emergencies.
Supervise preventive and emergency maintenance/repairs ensuring regulatory compliance.
Coordinate vendor bids and contractor quotes.
Conduct and document unit inspections.
Conduct bi‑annual walk‑throughs with the Building Superintendent.
Create reports on building condition and maintenance needs, plan and address them.
Provide updates on construction projects/unit renovations.
Work with construction team to avoid violations and inspections.
Attend monthly financial catch‑up meetings and monitor budgets.
QUALIFICATIONS
At least 3 years of management experience supervising a team (property, hospitality, retail, or restaurant).
Certification: COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) is preferred.
Bachelor's degree preferred.
Experience with EIV and tax credit properties; TCS certification for tax credit properties.
Proficiency with Yardi and Realpage software preferred.
Experience in affordable housing.
Proficient in Microsoft Office Suite.
Ability to multi‑task and meet tight deadlines.
