Responsibilities

Oversee overall management of the community and contribute to exceptional service.

Leasing & Marketing

Maintain 100% occupancy level and stay knowledgeable about property competition.

Complete apartment tours, open houses, orientations, marketing events and conduct showings.

Track weekly leasing activity, follow up with prospects via phone, email, and written correspondence.

Execute lease signings and all required forms in accordance with Horizon rental policies.

Prepare advertising and marketing plans, track returns, place ads with approval, and manage accounts according to budget.

Conduct market studies to remain competitive.

Community Outreach

Maintain relationships with local senior centers, Chamber of Commerce and other partners.

Send mailings and follow‑up phone calls for leads.

Present group talks, volunteer at outreach events, and participate in local seminars and expos for seniors.

Maintenance

Oversee maintenance, delegate work orders and prioritize schedule.

Supervise scheduling, conduct follow‑up inspections, and recommend repairs or improvements.

Perform regular property inspections for cleanliness and safety.

Resident Issues & Customer Service

Oversee community atmosphere and handle resident complaints politely.

Issue notices, monitor delinquencies, manage references, conduct surveys and yearly inspections.

Property Management

Maintain and enhance relationships with prospects, residents, staff and vendors.

Complete budgets and owner reports, order repairs, conduct move‑out inspections, and handle code billing.

Expedite building refurbishments, insurance claims, petty cash and laundry money.

Run monthly fire drills, manage resident transfers.

Management & Finance

Monitor income and expenses to meet budgetary goals and increase NOI.

Prepare annual operating budgets and oversee all direct reports—recruit, hire, evaluate, discipline, and maintain records.

Train site staff, approve payables and payroll.

Qualifications

Education: Minimum high‑school diploma or equivalent; Bachelor’s degree preferred.

Experience: Prior property management experience required, preferably in a leadership role; leasing experience essential.

Customer service experience and Fair Housing training mandatory.

Must have leasing experience and a strong understanding of fair housing regulations.
