Essential Duties and Responsibilities: Lead interior fit-out construction projects from conceptual planning through closeout, serving an Owner’s Representative role.
Possess a deep knowledge of construction project management with an emphasis on steady, measured leadership
Possess experience working in architectural and interior design, including design of test fits, particularly for office and industrial product types
Demonstrate thorough understanding of technical building codes, design standards, mechanical, electrical, and plumbing (MEP) systems, structural systems, and accessibility standards
Read and understand construction plans and identify issues before they present in the field
Clearly communicate with external contacts, including diverse clients, contractors, design professionals, attorneys, vendors, and authorities having jurisdiction, such as City officials
Serve as a knowledgeable resource to internal contacts within HPI, including leasing brokers, property managers, Partners, building engineers, building technicians, and accountants
Demonstrate keen attention to detail, motivated by an interest in seeing every project succeed
Prioritize multiple projects and deadlines in an organized manner and ensure each client’s experience is a positive one
Bid project work in an equitable manner, and level bids to ensure fairness in price comparisons
Represent the company with integrity and uphold company values at all times
Demonstrate skills to diffuse tense situations and work with people from different backgrounds
Be a lifelong learner, critical thinker, and problem solver; pinpoint issues before they present
Study complex issues and distill information to make it easier for the target audience to understand and make decisions for their project
Demonstrate a positive attitude and collaborate well with others
Keep electronic records filed in an organized manner
Oversee selection of design professionals, contractors, vendors, and consultants
Review, negotiate, and manage contracts
Read leases, work letters, and related documents
Work well under pressure, use good judgment in escalating and communicating issues
Schedule and lead regular progress meetings on all jobs, taking care to capture clear minutes and action items from each meeting
Attend leasing and internal construction team meetings
Ensure vendor invoices follow approval process, track against budget, and are paid timely
When tenant improvement overages arise, gain approval for expenditures in advance, bill timely, and ensure payment is received
Possess knowledge of accounting procedures and coordinate with accounting on construction draws/vendor payments
Ensure accurate and timely billing of Construction Management Fees
Ensure vendor insurance per owner requirements are in place before work occurs and lien wavers are received
Request and save closeout information on projects at completion, such as warranties, manuals, as-builts (CAD and PDF), approved submittals, etc.
Requirements Must have 6+ years’ experience working in architecture or interior design; credentials (AIA, RID, NCIDQ a plus)
Construction management experience is a plus
Rendering ability is a plus
Must know how to read construction drawings
Bluebeam experience required
Excel and Microsoft Office proficiency required
Strong written and verbal communication skills are required, including the ability to attend sales pitches and present to leadership
Proven leadership skills are required
Experience as a supervisor is preferred
