Position Summary
Southern Land Company, a national real estate development and construction firm, is seeking a full-time Senior Community Manager – Luxury Active Adult-Plus Flagship, in Franklin, TN, pre‑leasing in 2026.
This is a rare opportunity to lead the launch of one of the most distinctive luxury active adult communities in Tennessee. Southern Land Company is seeking a dynamic, hospitality‑driven Senior Community Manager to lead operations, lease‑up, and resident experience for a top‑of‑market, mixed‑use Active Adult (55+) community in Franklin, TN.
This community blends luxury multifamily living with private club amenities and light independent living services—including dining, wellness, salon, theater, and on‑site care—creating a highly curated lifestyle for a discerning, mature resident.

Lease‑up and new construction execution
Primary Responsibilities
Drive unit absorption by setting leasing goals, directing marketing activities, maintaining target occupancy, and establishing lease terms.
Responsible for profit and loss of the property and oversight of all aspects of property operations, lease‑up management, and stabilized asset management.
Prepare budgets, maintain property, and set rental rates.
Hire, manage, motivate, and develop staff.
Direct property operations and staff in the most cost‑effective manner.
Work closely with construction and development to address any development issues.
Prepare detailed weekly, monthly, and quarterly financial analysis on asset performance.
Maintain competitive projects and market knowledge through independent surveying of the competitive projects.
Maintain compliance with company policies and procedures.
Supervise rent collection, rent ledgers, bank deposits, petty cash, pursue delinquent rents and evictions, and provide appropriate information to collection company.
Supervise resident relations, events, and enforce all community rules and regulations.
Supervise and direct maintenance staff, repairs, preventative maintenance, improvements, landscaping, and tenant space oversight.
Manage operational aspects of commercial and office tenants on the property.
Build and maintain an exciting resident activity program.
Manage a diverse team of individuals and tasks related to the normal operations of a market‑rate multifamily community.
Remain actively involved in industry associations.
Commercial Responsibilities
Responsible for all lease administration duties.
Monitor collections, bill coding, and tenant performance.
Provide management and leadership to property staff and vendors.
Develop operating and capital budgets, track variances, oversee CAM reconciliations, and ensure smooth recovery process.
Manage complex properties that include residential, office, and retail in dense urban environments.
Manage the emergency evacuation plan.
Bid, negotiate, and manage vendor contracts.
Accurately abstract all property leases in YARDI.
Maintain interface with the accounting team to ensure total contract compliance and timely reporting.
Coordinate and oversee all tenant and building construction work to ensure timely completion.
Participate in leasing and client team meetings and ensure effective communication between leasing and property management teams.
Provide and foster positive relationships with existing and new tenants.
Interact with residential managers in mixed‑use properties to establish best practices unique for each property.
Skills, Knowledge, and Experience
Strong working knowledge of Microsoft Office.
Ability to keep sensitive information highly confidential.
Excellent written and verbal communication skills.
Strong interpersonal skills and the ability to deal professionally with clients, vendors, and co‑workers on the phone and in person.
Excellent organizational and time management skills; ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
Ability to work independently, prioritize work, and ask for clarification when necessary.
Ability to work under pressure with tight time constraints, as well as deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
Education and Experience
High school diploma or equivalent.
3–5 years’ experience in 55+ Active Adult Community and Commercial property management.
4+ years’ experience in a managerial role.
Lease‑up and mixed‑use experience.
Fair housing training.
Preferred Qualifications
Bachelor’s degree in a related field.
Experience with YARDI property management software.
Lease‑up and mixed‑use experience.
