Lumber and Siding Estimator
An established construction estimating firm that supports commercial wood-frame projects nationwide is seeking a Lumber and Siding Estimator to join their team in Mooresville, NC. This is a fully on-site opportunity for someone who thrives in a precision-driven environment and can deliver highly detailed takeoffs on aggressive timelines while working closely with an experienced in-office team. The company is known for producing procurement-ready material lists for developers and framers across the country, not just high-level estimates, which makes this a strong fit for an estimator who takes pride in technical depth and accountability.
What You'll Do as the Lumber and Siding Estimator:
Perform detailed lumber quantity takeoffs from architectural and structural drawings for large-scale wood-frame commercial projects
Review plans for missing information, conflicts, and constructability gaps, then make sound estimating assumptions
Produce organized, highly detailed material lists used directly for purchasing and project execution
Work on projects such as multifamily, hospitality, student housing, and senior living developments
Collaborate with a small internal team to validate quantities, align on assumptions, and maintain estimating consistency
Balance speed and accuracy in a fast-turn environment where projects often move much faster than typical industry timelines
Follow established internal takeoff methods and contribute ideas that improve estimating efficiency and output quality
Must-Haves as the Lumber and Siding Estimator:
2+ years of experience in construction estimating, drafting, framing, or a closely related role
Strong ability to read and interpret commercial architectural and structural blueprints
Experience with PlanSwift, or similar takeoff tools such as On-Screen Takeoff or Bluebeam
Solid Microsoft Excel skills
Excellent attention to detail and comfort working within structured processes
Strong communication skills and a coachable, team-oriented approach
Ability to work full-time on site in the Mooresville, NC area
Nice-to-Haves as the Lumber and Siding Estimator:
Experience estimating multifamily or other commercial wood-frame projects
Background with a general contractor, framing contractor, building materials supplier, or lumber yard
Architectural drafting experience
Experience producing material lists that go beyond basic bid-level takeoffs
A track record of working accurately under tight turnaround expectations

Base salary of $85,000 to $110,000+ depending on experience
