Summary
A Community Manager oversees day‑to‑day operations of an assigned property including managing staff, daily activities and resources to achieve budgeted financial & operational goals. They ensure compliance with CS Living policies and applicable laws governing multi‑family housing operations.

Primary Responsibilities

Provide input into budget development by analyzing financial statements, marketing information, and operational reports to establish and predict performance patterns.

Meet targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making deposits, and preparing monthly financial status reports.

Approve invoices from vendors, contractors and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate accounts.

Manage communication between vendors, accounting and the client/owner as needed.

Control expenditures by staying within the approved budget and managing cash funds.

Oversee leasing process by approving resident applications, discounts and renewal leases, conducting periodic apartment inspections, following notice requirements, executing evictions and collecting late fees and other charges as allowed.

Gather, analyze and interpret current market and economic trends that may impact the property and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.

Promote resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and taking appropriate action to resolve service issues.

Ensure maintenance staff comply with company standards for responding to and completing resident service requests.

Conduct regular property inspections and take appropriate action to maintain safe, clean, and appealing conditions for the property, grounds, buildings and amenities.

Complete accounting, financial, administrative reports and perform other duties as assigned.

Knowledge And Skills Requirements

High school diploma, GED, or related experience and/or training.

Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate team members, including maintenance specialists.

Ability to read, write and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer questions about property operations.

Proficiency in word processing, spreadsheets and database management programs to complete required reports and employment documents.

Strong proficiency in property management software (preferably Yardi and/or equivalent).

Demonstrated mathematical skills necessary to perform basic calculations for financial records, budgeting and reporting.

Work Hours
Monday‑Friday schedule with rotating weekends; hours may vary to meet business needs.

Work Location
Onsite at our properties. Team members work in an office environment with occasional exposure to outdoor elements. Routine local travel may be required for bank deposits, training or other duties.
