Position: Maintenance Technician
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Regular/daily onsite attendance is required.
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
Ensure all repairs and replacements are completed for community common areas and units.
Assist with scheduling and performance of all maintenance/repair‑related turn events.
Assist in daily exterior cleanup of the community, including grounds, breezeways, and common areas.
Perform swimming pool maintenance and cleaning; maintain accurate chemical logs.
Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
Maintain a preventative maintenance program to extend community life and minimize future repairs.
Follow Asset key policy and OSHA guidelines.
Maintain a well‑organized and properly stocked maintenance shop.
Assist in hazard communications program; promote safe work practices.
Participate in unit inspections as requested.
Assist in monitoring inventory of equipment and supplies.
Maintain accurate records for service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
Report observed violations of community rules and regulations to Supervisor or Manager.
Participate in on‑call emergency at community.
Use property resources, equipment, and supplies economically.
Perform additional tasks and responsibilities requested by Supervisor or Manager.
Provide excellent customer service and monitor service request turnaround and responsiveness.
Project a favorable image of the community to achieve property objectives and public recognition.
Enforce community policies as delegated by the immediate supervisor.
Education / Experience
High School Diploma or Equivalent.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly move to accomplish tasks or move between worksites.
Ascend and descend ladders, stairs, ramps, step stools, and navigate tight spaces.
Lift and place objects of 100+ lbs., work overhead or in various positions.
Operate machinery, power tools, motor vehicles, and golf carts.
Operate under various weather conditions, including exposure to hazardous chemicals.
Work overtime, weekends, nights (on‑call emergencies).
Occasionally stand or sit for prolonged periods.
License / Equipment
Reliable transportation is required due to the on‑call emergency duty.
Compensation
Salary Range : $22 per hour to $24 per hour
In addition to the hourly wage, full‑time employees receive a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and, when applicable, commission and performance bonuses. Employees also receive paid sick days and company holidays.
