Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders from resident requests and preventative maintenance, diagnose defects, and make repairs according to policies, procedures, safety standards, and code requirements.

Complete the make-ready process: pre-move-out inspection, create a punch list, schedule vendors and contractors, obtain supplies, complete maintenance tasks, and inspect completed work.

Follow procedures to access and obtain materials, supplies, equipment, and tools; track inventory usage; return unused items; and notify the supervisor of reorder needs.

Complete documentation and paperwork in a timely, accurate, and complete fashion.

Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, and painting curbs and signage as needed.

Support cost-cutting and expense control by fixing parts when possible, avoiding waste, and practicing correct tool usage.

Other Responsibilities

Comply with safety and risk-management policies: attend routine safety meetings, complete required OSHA training and other safety training, and report accidents and incidents promptly.

Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials, and services meet quality standards, scope, and specifications.

Service Technician

Assist in conducting routine and periodic property inspections to identify safety and risk-management concerns, keep the property in good repair, and communicate concerns to management.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other necessary situations.

Work a flexible schedule, including being on call during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).

All certifications required by state and local jurisdictions (applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property where applicable.

Compensation
The hourly range for this position is $18.00 – $25.00.

Pay may be influenced by business requirements, prior experience, current skills, and geographical location.

Additional Compensation

Corporate Positions: may participate in a quarterly or annual bonus program based on individual and company performance.

On-site Property Positions: may participate in weekly, monthly, and/or quarterly bonus programs.
