
On-Site Accountant

Job Overview
Responsible for the oversight of the on-site accounting functions including repairs and maintenance, wellness center, food and beverage, lifestyle activities, sport courts and all common areas. This role, in conjunction with the FSR off‑site accounting team, is directly responsible for the day‑to‑day on‑site accounting activities and maintaining the property SOPs. This would include but not be limited to daily cash monitoring, sales and POS reporting, inventory procedures, coding invoices, monitoring receivables, providing all necessary month‑end reports to the general ledger team, preparation of key reporting as well as general support and guidance to the on‑site team. The Property Accountant will be responsible for reviewing month‑end financial reports in order to validate accuracy and provide summary comments to the Leadership Team and the Board of Directors. This position will play a key role assisting the General Manager and departmental leadership in achieving departmental goals by providing various analysis including budget to actual variance reporting and key metric comparisons, standard and ad hoc reports. This role serves as the key liaison between on‑site operations, the financial services team, banking partners and our external auditing firm.
Your Responsibilities
Provide various reports to the general ledger team to facilitate month‑end closing process.
Review financial statements for accuracy, identify and research variances or unexplained items on the income statement and changes on the balance sheet and propose adjustments and re‑classes as necessary. Update full year financial forecasts monthly and assist with any action plans needed to achieve budget.
Assist, support, and train on‑site team including General Manager and departmental leadership as necessary.
Maintain reserve schedule and track construction projects, providing necessary support on budget and payouts.
Timely preparation of variance analysis and executive summary report.
Lead cash management process to ensure sufficient funds are available and to ensure proper allocation and investment of cash.
Review and approve AVID submissions to ensure proper coding.
Communicate timely the potential issues that may affect the accuracy of the financial statements.
Provide analysis of labor expenses and distribute variance report to department heads.
Special project expense tracking to ensure expenses are within budget.
Skills & Qualifications
Bachelor’s or Associate degree in accounting from an accredited college or university, and a minimum of five years in food and beverage or hospitality accounting.
Condo/Homeowner association and general ledger accounting experience a plus; additional years of experience could offset the need for an accounting degree.
Must have strong Excel skills along with proficiency in Windows and Microsoft Office, including but not limited to Word, PowerPoint and Outlook.
Experience with a POS system required, Jonas a plus.
Strong verbal and written communication skills.
Detail oriented and strong organizational skills and multi‑tasking skills.
Must have a strong work ethic and be detail‑oriented with excellent organizational and multitasking skills.
Critical thinking, problem solving, judgment and decision‑making abilities.
Physical Requirements
Physical demands include ability to lift up to 50 lbs.
Standing, sitting, walking and occasional climbing.
Required to work at a personal computer for extended periods of time.
Talking on the phone for extended periods of time.
Ability to detect auditory and/or visual emergency alarms.
Ability to work extended/flexible hours, weekend, and attend Board meetings as required.
Schedule
Monday through Friday, 8:00am – 5:00pm
