Position Overview
Job Title: Community Manager
Salary: $30.00 - $34.00 per hour, depending on qualifications, education, and prior experience
Other Compensation: The position includes a 2‑bedroom, 1‑bathroom apartment attached to the office and clubhouse for an easy commute. Living on site is required.
Sign‑On Bonus: $1,000 paid after successfully completing 90 days of employment.
Schedule: Monday – Friday, 8 am –5 pm
Job Description Summary
We are seeking a dedicated Community Manager to manage day‑to‑day operations at two manufactured housing communities located in Orem, UT (141 homes) and Springville, UT (75 homes). This role includes managing team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensuring compliance with company policies, procedures, and laws governing manufactured housing operations.
Key Responsibilities
Represent Investment Property Group positively and professionally at all times.
Oversee the operational integrity of the community and support staff to achieve financial performance and compliance.
Enforce lease agreements, community rules, and regulations.
Exercise good judgment and consistency with management matters.
Oversee the application process for new move‑ins.
Lead, coach, and motivate staff to make employees feel valued and empowered.
Build and maintain positive relationships with on‑site teams, colleagues, residents, vendors, and stakeholders.
Ensure compliance with regulatory requirements, prepare and submit reports to partner agencies.
Ensure staff adheres to policies and procedures.
Oversee collection of rents and other monies and complete bi‑monthly deposits.
Review delinquent accounts, resident receivables, and accounting reporting.
Conduct interviews, hire, train, evaluate, develop, and discipline on‑site staff.
Meet resident concerns and grievance requests.
Liaise with local community development agencies and law enforcement.
Adhere to Fair Housing, Equal Employment, and Equal Housing Opportunity requirements.
Ensure staff responds to resident requests or complaints.
Manage legal work‑up for the property.
Qualifications & Requirements
1+ years managing a manufactured housing or multifamily community with 100+ units.
Strong interpersonal skills to foster positive relationships with residents and teamwork.
Exceptional time management and problem‑solving skills.
Conflict resolution, complaints handling, and high customer service level tailored to community demographics.
Experience with rent collection and delinquency management.
Identify areas for improvement and recommend solutions to improve efficiency, productivity, and profitability.
Excellent customer service, including responsiveness to tenant needs and community engagement.
Strong verbal and written communication to interact with tenants, contractors, and authorities.
Familiarity with property management software and basic accounting systems.
Marketing and sales skills to promote vacant units and maintain high occupancy rates.
