
General Maintenance Technician

Job Summary
In a safe, efficient, and professional manner, the Maintenance Technician II completes required preventative maintenances and repairs commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow‑through capabilities. This position is cross‑trained and utilizes a “flow to the work” concept, exhibiting an ownership attitude.
Essential Duties & Responsibilities
Abides by all safety guidelines including OSHA regulations, lock‑out/tag‑out, etc.
Conducts shift rounds—regular checks of systems and equipment to identify issues and document performance.
Maintains, troubleshoots, and performs substantial equipment repairs, including HVAC equipment, fire life safety systems, plumbing, electrical systems, transformers, motors, motor starters, MCC panels, variable frequency drives, dock equipment, lighting, etc.
Performs preventative maintenance, diagnoses malfunctioning apparatus and systems, and rebuilds pumps, steam traps, valves, electrical, pneumatic solenoids, or other equipment.
May paint walls, fix leaks and stoppages in plumbing, repair or replace sinks, piping, valves or drains.
Maintains electrical controls, lighting, and electrical distribution systems.
Performs administrative tasks such as parts ordering, PO creation, vendor management, and attendance at job or project meetings.
Documents work results in the CMMS, analyzes findings, and recommends updates to the preventive maintenance list.
Communicates effectively with coworkers and customer staff, ensuring all aspects of a work request are understood and the customer is informed about work status and expected completion dates.
May manage maintenance projects, including complex equipment repair, and provide guidance to subcontractors of facilities services.
Other duties may be assigned as deemed necessary by the Site Manager.
Qualifications
Education
High School diploma (or equivalent) required; preference given to those with some undergraduate business or trade school training.
Business Experience
4 years’ experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
Licenses / Certs
Valid driver’s license, forklift operator’s license, and JLG operator’s license required.
Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form, including safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence; working knowledge of MS Word, email, and maintenance‑specific software such as Building Automation.
Ability to speak effectively before groups of customers and/or employees.
Technical Qualifications & Skills
Use hand and power tools; disassemble/reassemble fixtures, fans, pumps, and HVAC equipment.
Demonstrate general plumbing, electrical, and carpentry skills.
Understand building systems and operations including HVAC, plumbing, electrical, life safety systems, and building envelope.
Operate forklift, scissor lift, and aerial lift.
Use a personal computer, cell phone, and/or electronic tablet.
Function with dynamic priorities and adapt to changing customer expectations, completing work requests efficiently with high quality standards.
May need to support noncustomary schedules and weekend work.
Calculate figures and amounts (discounts, interest, commissions, proportions, percentages, area, circumference, volume) and apply basic algebra and geometry.
Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Physical Demands
The technician must stand for extended intervals, walk, use hands, reach, stoop, kneel, crouch, crawl, climb stairs and ladders, lift up to 70 lbs, tolerate adverse rooftop working conditions and extreme temperature changes.
