Community Manager Location: Salem Acres – 1133 Prospect Street, Salem, OH 44460
Job Type: Monday – Friday, 30–35 hours per week
Pay Rate: Dependent on experience

Responsibilities People Leadership Lead a team of leasing agents and maintenance professionals to ensure engaging, resident‑focused service.
Process community staff payroll.
Financial Responsibility Collect all monies due to the community (rent, fees) and deposit appropriately.
Process community invoices for payment.
Purchase and maintain adequate supplies for the community.
Community and Resident Focus Maintain occupancy levels of at least 98%.
Maintain positive relationships with the community owner(s) and residents.
Review rental applications for approval.
Operational Excellence Complete move‑out paperwork in accordance with governing regulations.
Perform unit move‑out, annual, and housekeeping inspections on time.
Audit resident files for completeness prior to supervisor review.
Submit reports required by government agencies, administrators, or the Company on schedule.
Ensure the community maintains Company standards.
Perform other related duties as assigned.
Qualifications Experience: 1+ years as a residential property manager (HUD / Section 8 a plus) or 3+ years as a general manager or similar with strong people leadership and process management.
Education: High school diploma or associate’s degree preferred; certifications such as COS, LIHTC, HCCP, AHM a plus.
Dependability: Reliable transportation and strong work ethic.
Resident Focus: Commitment to exceptional resident service.
Operational Excellence: Deadline‑driven with keen eye for detail, compliance, and quality.
Technical: Proficient with Microsoft Office; Yardi experience a plus.
