
MAINTENANCE SUPERVISOR

Job Purpose
The purpose of a Maintenance Supervisor position is to provide overall community groundskeeping and maintenance as well as perform repairs as needed to all community‑owned homes and lots. Maintenance employees must uphold the UMH standards for professionalism, quality, and safety in all work performed.
Supervisory Responsibilities
Oversee the maintenance team, which may include seasonal grounds and lawn‑care staff.
Act as the lead on assigned projects and coordinate with the Community Manager to organize and assign tasks to maintenance and seasonal staff.
Manage projects assigned by Regionals and the Community Manager; meet with subcontractors and delegate tasks among UMH staff and outside vendors.
Train and coach staff in maintenance and seasonal positions.
Job Duties
Drive UMH vehicles through the community daily to inspect all common areas.
Record violations observed during inspections.
Repair and maintain community‑owned homes and lots.
Maintain community grounds, including mowing lawns, removing leaves and debris, and plowing snow.
Ensure that all company vehicles and equipment are maintained and serviced regularly.
In communities where required, take daily readings from the water plant and inspect pump stations, well‑houses, and treatment plants.
Keep a log of all work performed in the community.
Complete periodic training to work safely with hazardous chemicals and comply with the Company’s Hazard Communication Program.
Use and move heavy equipment and safely operate power tools and hand tools.
Follow lockout procedures of energy‑isolating devices whenever maintenance or servicing is performed on machines or equipment.
Communicate professionally and respectfully with coworkers, managers, and community residents.
Perform any other responsibilities necessary to fulfill the duties of the position or as assigned.
Physical Requirements
Stand for the majority of the workday.
Frequently lift objects over 20 pounds.
Occasionally kneel and crawl as required to perform certain maintenance duties such as working under homes.
Use power tools, hand tools, heavy equipment, and move heavy equipment.
Work Environment
Work both indoors and outdoors. Exposure to varying climatic conditions, uneven terrain, insects, animals, and other natural elements.
Work Schedule
Full‑time schedule, Monday through Friday. Base hours approximately 40 hours per week. Overtime work is required and may be assigned regularly or on a rotating schedule depending on community staffing and needs. Overtime may be required on weekends and holidays. Overtime responsibilities include answering incoming calls from residents or coworkers via a company‑provided cell phone and responding to emergencies in the community, including emergency repairs, water leaks, and snow plowing. In‑person attendance is an essential function of this position.
Job Classification
This is a non‑exempt position under the Fair Labor Standards Act. Non‑exempt employees will be eligible for overtime pay in weeks where total hours exceed forty hours.
Required Qualifications
Valid driver’s license and a safe driving record.
Broad experience in home repairs, general plumbing, grounds maintenance, and operation of heavy equipment.
Ability to prioritize safety and attend periodic safety training assigned by UMH.
Time‑management skills.
Ability to work both as part of a team and independently.
Compensation
Hourly wage: $18.75 – $22.00.
