Job Description Summary
Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities

Assists and completes work orders generated from resident requests and routine upkeep on the community, diagnosing the source or cause of defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Oversees and completes the "make‑ready" process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, punch lists, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.

Develops standards for cleanliness and appearance of community grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar standards.

Periodically inspects work performed by service team members and contractors to assess effectiveness of policies and procedures and develop corrective action plans as needed.

Maintains adequate inventory of spare parts and maintenance materials, and works with the Community Manager to order supplies and tools within budgetary guidelines.

Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

Supports cost‑cutting and expense control programs by repairing rather than replacing parts, reducing waste, and practicing correct use of tools and equipment.

Conducts regularly scheduled Greystar safety meetings, keeps MSDS sheets current, and stays compliant with OSHA and other safety‑related laws and requirements.

Demonstrates customer‑service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders with efficiency and urgency.

Compensation
The hourly range for this position is $24.25 – $30.00. Many factors determine pay within this range, including business requirements, prior experience, current skills, and geographical location.
