This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
Completes assigned work orders from resident requests and preventative maintenance, diagnosing and repairing defects.
Completes the make‑ready process for vacant apartments, including inspections, punch lists, vendor scheduling and final inspections.
Follows procedures for accessing materials, maintains inventory, notifies supervisor for re‑ordering.
Completes documentation and paperwork accurately and on time.
Maintains grounds, common areas and amenities; cleans, pressure‑washes breezeways and pool areas, paints curbs and signage.
Supports cost‑cutting by fixing parts, avoiding waste, and properly using tools and equipment.
Other Responsibilities
Complies with safety and risk‑management policies, attends safety meetings, completes required training, reports incidents.
May inspect contractors’ work to verify quality standards and specifications.
Service Technician
Assists in routine and periodic inspections to identify safety concerns, keep property in good repair, and communicate conditions to management.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
Work in all weather conditions.
Push, pull, lift, carry weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required for training or assistance at other properties.
Work a flexible schedule, including evening, weekend and holiday calls.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
All certifications required by state and local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart if applicable.
The hourly pay range for this position is $26.00–$28.00/hr (West Covina, CA).
Additional Compensation
Corporate positions: eligibility for quarterly or annual bonus program based on performance.
Onsite property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
