Schedule
Monday - Friday from 8:00am - 5:00pm. This position will be part of the region-based rotating on‑call schedule for after‑hour emergencies.
Monday: Aspen Hills
Tuesday: Aspen Hills 8:00am-12:00pm / Lakeside 1:00pm-5:00pm
Wednesday: Lakeside
Thursday: Crown Village
Friday: Hood Manor

Summary
To ensure that the property’s exterior and interior are maintained in an attractive manner, and that fixtures, appliances, and other equipment are maintained safely.
Job Responsibilities
Comply with all Fair Housing and Equal Housing Opportunity requirements
Comply with all appropriate state landlord/tenant statutes
Comply with OSHA safety regulations
Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
Perform regularly scheduled inspections of all common areas, buildings, equipment, pools/hot tubs, fixtures, plumbing and appliances
Communicate daily with the Property Manager, and perform tasks as requested
Promptly notify Property Manager of safety concerns or deficiencies in property appearance
Complete apartment turnovers within three days of vacancy
Complete work orders within 24 hours
Ensure that recalled appliances are promptly replaced
Sustain inventory of tools, supplies, and materials
Organize maintenance shop and storage areas
Paint interior and exterior surfaces as necessary
Walk the property grounds daily to ensure safety and cleanliness
Ensure preventative repairs are done on a regular basis
Being on‑call for after‑hour maintenance emergencies on a rotating schedule, and responding immediately
Interact with residents in a professional, courteous and non‑discriminatory manner
Other duties as assigned by Property Manager and Maintenance Supervisor
Qualifications
Authorization to work in the United States
High School Diploma or equivalent
1+ years in multi‑family property management maintenance experience
Possess your own hand tools
General knowledge of various maintenance functions including, but not limited to, groundskeeping, plumbing, pool maintenance, appliance repair, electrical, HVAC, painting, caulking, snow removal, scheduling, obtaining bids from vendors, and ordering inventory
Demonstrates teamwork, good hygiene, excellent customer service and communication skills, ability to multi‑task, and ambition for continuous professional development
Always uphold the highest level of ethical behavior and integrity
Working Conditions
Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
Approximately 10% in office environment using computer and phone
Frequent lifting, pushing, carrying or pulling of 20-50 pounds
Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
