JOB REQUIREMENTS
Scope: A Maintenance Technician in property management responsible for performing a variety of repairs and maintenance tasks across residential or commercial properties, including plumbing, electrical, HVAC systems, carpentry, and general upkeep. The role includes responding to resident/tenant service requests, ensuring overall property functionality, and completing routine inspections and preventative maintenance procedures.
KEY RESPONSIBILITIES
Maintenance Repairs: Diagnose and repair plumbing issues such as leaky faucets, clogged drains, and toilet malfunctions; troubleshoot electrical problems with outlets, lighting fixtures, and wiring; service HVAC systems for heating, cooling, and air filtration; perform basic carpentry repairs including door, cabinet, drywall, and trim work; address appliance malfunctions; conduct minor painting and touch-up work.
Preventative Maintenance: Regularly inspect building systems (plumbing, electrical, HVAC, fire safety), perform routine checks on exterior components (windows, doors, siding), maintain landscaping, monitor and replace worn-out parts to prevent future breakdowns.
Resident Service Requests: Promptly respond to and prioritize resident maintenance requests and work orders, communicate effectively with residents regarding repair status and updates, address emergency situations.
Administrative Tasks: Maintain accurate work order, repair, and parts inventory records; coordinate with contractors for larger projects; adhere to safety protocols and building codes.
Emergency Repairs: May require on-call availability for emergency situations.
Vendor Management: Coordinate with outside contractors for complex repairs, obtain quotes, and oversee work completion.
Documentation & Safety Compliance: Maintain detailed records of repairs, inspections, and parts inventory; adhere to all safety regulations and procedures.
QUALIFICATIONS
Technical Skills: Proficient knowledge of basic plumbing, electrical, HVAC systems, carpentry, and general maintenance practices.
Problem-Solving: Ability to diagnose issues and find effective solutions.
Physical Ability: Comfortable with manual labor, lifting heavy objects (up to 100 lbs), climbing ladders, working in confined spaces, and navigating various weather conditions.
Customer Service: Commitment to providing timely and quality service to residents.
Time Management: Ability to prioritize tasks, manage multiple work orders, and meet deadlines.
Valid Driver’s License: Reliable transportation necessary to travel to and from properties.
Physical Requirements And Work Environment
Primarily working outdoors and indoors on various residential or commercial properties with exposure to various weather conditions. Must be able to lift 50–100 lbs, stand upright for extended periods, crawl in small spaces, walk and climb stairs, and communicate effectively both verbally and in writing.
EDUCATION & EXPERIENCE
High school diploma or equivalency required. Minimum of two (2) years’ general experience in building trades. Bilingual preferred. Proficient in Microsoft Office Suite.
COMPENSATION
$20–$22 per hour based on experience, salary plus 5% quarterly bonus, and 20% housing discount.
