Preconstruction Manager
Rand* Construction Corporation is a woman‑owned national commercial contractor specializing in tenant interiors, retail, restaurants, and building renovations. We are looking for an experienced, dynamic Preconstruction Manager to expand our reach of extraordinary client service.
Essential Functions
Build and maintain client relationships.
Develop complex conceptual estimates, bids and pricing analysis for proposed projects.
Perform detailed quantity take‑offs.
Maintain bid log of documents, preparing detailed sub‑contractor scope of work, and extensive follow‑up (bid administration).
Prepare time, cost and labor estimates for construction projects by analyzing project drawings, specifications and RFPs.
Develop subcontractor relationships and solicit bids.
Evaluate bid specifications and drawings.
Conduct site surveys.
Develop budgets and RFIs.
Maintain subcontractor qualified bidders list.
Engage with marketing department and other internal teams during the proposal/bidding process by reviewing RFPs and bid documents and estimating project costs.
Communicate with owners, architects, engineers, and project team.
Maintain up‑to‑date expertise in systems, procedures, means and methods, computer programs, management techniques, code changes, etc.
Conduct research on latest construction materials, pricing and trends.
Qualified Candidates Will Possess The Following
BS/BA in Engineering or Construction Management recommended.
10+ years of experience estimating commercial construction projects.
Extensive knowledge of material and labor pricing, market conditions and individual trade costs.
Understanding of CM/architect/client dynamics.
Comfort navigating fee strategy, leveraging buyout opportunities, negotiating and managing risk.
Strong ability to analyze project drawings, specifications and RFPs.
Proven ability to multi‑task in a high‑volume, time‑sensitive/deadline environment.
Preferred Candidates Will Also Possess The Following Skills
Graduate degree in Engineering or Construction Management is a plus.
Mastery with On‑Screen Takeoff, Bluebeam Revu and Microsoft Office software (e.g., PowerPoint, Word, Project, Excel).
High mastery in navigating and leading turnover meetings, close‑out reviews, and cost analyses.
Strong mechanical, plumbing & electrical experience preferred.
