Maintenance Supervisor - Aventura RTP at Greystar. This role oversees and performs technical and mechanical work to ensure the community’s buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
Assists and completes work orders generated from resident requests for service, and performs routine upkeep by diagnosing defects and making repairs in accordance with policies, safety standards, and code requirements.
Oversees and completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing pre-move-out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting work.
Develops standards for cleanliness and appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect Greystar quality.
Periodically inspects work performed by other service team members to assess policy effectiveness and develop corrective action plans as needed.
Periodically inspects work performed by contractors and vendors to verify that materials and services meet quality standards, scope, and specifications.
Maintains adequate inventory of spare parts and maintenance materials; works with the Community Manager to order supplies within budget guidelines.
Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
Assists Community Manager in developing the budget for regular repairs, maintenance, and capital projects.
Supports cost-cutting and expense-control programs by fixing rather than replacing parts when possible and using tools and materials efficiently.
Conducts regular safety meetings and ensures all MSDS sheets are current; stays up to date on OSHA and safety-related laws to ensure community compliance.
Demonstrates customer service skills by treating residents and team members with respect, addressing questions and complaints promptly, and handling work orders with efficiency and urgency.
Qualifications
High school diploma, GED, or related experience and training.
Experience in property management maintenance, building maintenance, or related trade.
Incumbents must provide their own hand tools unless prohibited by state law and must be proficient in safe use and maintenance of hand tools, power tools, and related equipment.
Ability to apply logical thinking to identify and correct problems.
Strong customer service and interpersonal communication skills; ability to interact effectively with residents, clients, team members, and other contacts.
Ability to read, write, and communicate effectively to support management and internal/external stakeholders.
Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
Mathematical skills for financial, administrative, and legal document review and completion.
Specialized Skills
EPA certifications Type I and II or Universal if working on sealed HVAC systems.
All certifications required by State and Local jurisdictions.
Valid driver’s license to operate a golf cart on the property, if applicable.
Travel & Physical Demands
Must be able to stand, walk, or sit for extended periods; ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
Work indoors and outdoors in all weather conditions; ability to push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance.
Local travel to attend meetings or training as needed; flexible schedule including on-call evenings, weekends, and holidays.
The hourly range for this position is $35.00 - $38.00.
Compensation & Benefits
Additional compensation varies based on factors such as business requirements, experience, and location.
Corporate positions: may be eligible for quarterly or annual bonuses based on performance.
Onsite property positions: may be eligible for weekly, monthly, or quarterly bonuses.
