
Maintenance Supervisor

We are seeking an experienced Maintenance Supervisor with a proven track record in high‑rise building management. Experience in leadership, staffing and planning is necessary. Minimum requirement of 5 years in multi‑family apartment maintenance. A qualified candidate will have HVAC/CFC certification, HVAC experience and the ability to work with plumbing, electrical, drywall/painting and appliance repairs. Must have your own basic tools and reliable transportation. This is an excellent opportunity for a goal‑oriented, motivated individual who is ready to join a team with room to grow.
QUALIFICATIONS & REQUIREMENTS
Must be able to successfully pass a drug and background screening and have a valid driver’s license.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Prepares or assists in preparing all market‑ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc.
Performs various preventive maintenance functions and records findings in maintenance log.
Completes regular community inspections.
Responds to resident service requests and concerns within 24 hours.Performs on‑call emergency service as required.
Works along with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
Monitors the maintenance and upkeep of all mechanical equipment in the community including, but not limited to, water heaters, HVAC units, etc.
ADDITIONAL RESPONSIBILITIES (ADMINISTRATIVE/LEADERSHIP FUNCTIONS)
As a team leader, responsible for training and supervision of community maintenance staff. Is typically involved with the Property Manager in hiring, interviews, training and performance reviews of maintenance staff.
May assist in monitoring capital improvement projects.
Works with Property Manager maintaining and monitoring Budget Control Log.
Ensures all maintenance staff is following safe work practices.
Ensures that maintenance staff is performing to TRG standards and that the service requests are handled promptly, courteously and efficiently.
Understands and complies with Fair Housing Laws and Standards.
Maintains open communication with Property Manager and other community staff.
Represents the company in a professional manner at all times.
OTHER JOB FUNCTIONS
Attends and participates in training programs as requested.
Assists with and attends community‑sponsored resident activities and functions.
Diagnoses malfunctioning apparatus such as transformers, motors, and lighting fixtures and replaces damaged or broken wires and cables.
Replaces faulty electrical components of machines such as relays, switches, and motors, and positions sensing devices.
Performs other duties as assigned.
