Role Summary:
The
Closing Coordinator
is responsible for managing the closing process for wholesale mortgage loans, ensuring accuracy, compliance, and timely funding. This role serves as a key liaison between brokers, account managers, underwriting, and closing/funding teams to facilitate a smooth and efficient loan closing experience.
Key Responsibilities
Coordinate the end-to-end closing process for wholesale mortgage loans from clear-to-close through closing assignment
Review loan files to ensure all PTC/PTD underwriting conditions are satisfied and files are complete prior to closing
Follow up with brokers on PTF conditions and partner with underwriting to ensure timely resolution
Communicate with brokers, title/escrow companies, and internal teams to resolve outstanding conditions and facilitate timely closings
Prepare initial CD for balancing and review closing disclosures (CDs), fee sheets, and settlement statements for accuracy and regulatory compliance
Identify and resolve discrepancies in fees, loan terms, and documentation prior to closing
Manage closing timelines, rate locks, and funding deadlines to meet SLAs and borrower expectations
Maintain accurate and up-to-date loan status within the LOS system
Deliver a high level of service to brokers and internal stakeholders throughout the closing process
Confirm signing and disbursement dates with brokers and title companies, proactively managing expectations and the closing calendar
Execute pre-closing quality control by completing the closing checklist, including verification of closing fees, lock expiration, wire instructions, borrower name and property address consistency, closing summary accuracy, and supporting invoices
Qualifications & Requirements:
3–5+ years of experience in mortgage closing, preferably within a wholesale/TPO environment
Strong knowledge of closing processes, loan documentation, and regulatory requirements (TRID, RESPA, TILA)
Experience working with brokers, title/escrow companies, and third-party originators
Familiarity with Non-QM and/or Agency loan products preferred
Proficiency with LOS systems (e.g., Encompass) and Microsoft Office Suite
Strong attention to detail with the ability to review complex loan files for accuracy
Excellent organizational and time management skills in a fast-paced environment
Strong communication and problem-solving skills
Ability to manage multiple loans and deadlines simultaneously
Preferred Qualifications:
Experience with Non-QM loan closings (DSCR, Bank Statement, etc.)
Knowledge of investor overlays and post-closing requirements
Prior experience in a high-volume wholesale lending platform
