Responsibilities
Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, etc., and light plumbing work such as clearing stoppages and replacing fittings.
Carry out carpentry work, including fitting doors, freeing windows, building and replacing shelves, sanding and refinishing floors, and both exterior and interior painting.
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
Assist with custodial and grounds work: sweeping, mopping, vacuuming, emptying trash, cleaning windows in common areas.
Respond promptly to work orders, resident requests, and concerns in a professional manner.
Assist the Maintenance Manager or Community Manager with apartment move‑in/out inspections and help schedule annual inspections; complete the make‑ready process of vacant apartments as directed.
Maintain knowledge of water and gas meter cut‑offs, apartment and fixture cut‑offs, sewer clean‑outs, and post‑map procedures.
Keep accurate records of preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and perform scheduled equipment maintenance based on manufacturer manuals.
Report any maintenance or resident‑related concerns to the manager timely.
Periodically inspect all units, buildings, and common areas, performing repairs and janitorial work as needed; ensure storage areas and entrances are locked and adequately lit.
Attend and participate in training seminars as requested, and operate within OSHA standards and company safety policies.
Ensure professional interactions with residents, contractors, and the property management team about all maintenance services.
Track stock control and utilization of maintenance materials as required.
Perform other duties as assigned.
Physical Demands
Standing, walking, and sitting for extended periods; lifting up to 30 lbs; carrying, pushing, and pulling up to 30 lbs; operating vehicles, trucks, and equipment; driving; computer work.
Qualifications
Minimum of 1 year maintenance experience or related field.
Required skills: carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, air‑conditioning.
Additional certifications or trade school or military training is a plus.
Valid driver’s license with acceptable driving record may be required.
Willingness to perform janitorial, custodial, gardening, and painting duties as needed; personable, trustworthy, and safety‑conscious.
Ability to read, speak, and understand work instructions and safety notices in English.
Working Conditions
Maintenance environment with potential exposure to dust, fumes, solvents, variable lighting, and noise. Must be able to work evenings, weekends, and holidays for emergency or on‑call shifts.
Salary Range
$23.00 – $25.00 per hour.
